What is a zoning designation?

A zoning designation is the municipal classification assigned to a property that specifies what types of development and use are legally permitted on that land under London, Ontario's zoning bylaw.

The City of London divides land into zones, each with its own set of permitted uses and development rules. A zoning designation appears on property records and planning documents and determines whether a parcel can be used for residential housing, commercial retail or office space, industrial manufacturing, or a combination of these uses.

Common zones in London include residential (R zones for single-family, townhouses, or multi-unit housing), commercial (C zones for retail, offices, and services), industrial (I zones for manufacturing, warehousing, and related activities), and mixed-use zones that allow multiple uses within the same area or building. Each designation carries specific rules about setbacks, building height, lot coverage, parking, and other site requirements.

Zoning matters for real estate transactions because it limits what a buyer can do with a property. A property zoned residential cannot legally operate a manufacturing plant, and a commercial zone may restrict residential apartments. Before purchasing or leasing, buyers and tenants need to verify the zoning designation matches their intended use. If a property owner wants to use land differently than its current zone permits, they must apply for rezoning or a variance through the City. Commercial real estate agents and lawyers routinely check zoning designations during due diligence to ensure the property supports the transaction purpose.
